Good opportunities for property companies to hone their operations

Several interacting factors mean that Ekan sees big opportunities for property companies and managers to hone their operations. In a time of major change, it is necessary to review your operations and act accordingly. For the operators who are prepared to question established working methods and routines, changes in basic conditions represent big opportunities. We have seen clear examples of this.

Challenges

Prevailing economic trends and the level of interest rates, continued poor conditions for building new houses, stricter environmental requirements and a clearer need for customer focus in the industry are some of the factors that are currently having a major influence on the property industry.

Despite the prevailing difficulties, we see big opportunities for changes that contribute to, among other things, efficient management, satisfied customers and a reliable decision-making basis among the operators on the market. For example, we see how new technology, if used correctly, can contribute to better service to tenants and more efficient processes and working methods in all operations.

Opportunities

As business consultants, our task is to see changes as opportunities and it is seldom that such obvious windows of opportunity open as in the property industry right now. To give themselves the opportunity to cope with changed conditions, it is important, among other things, for property companies to focus on the material used in the decision process. Is all necessary information available? Is it cost-efficient to produce it? Is it reliable? Can it be compiled for analysis? Can it be reworked to reveal less obvious connections?

To cope with tougher competition, a property company's customer focus will be put to the test. Do we have the expertise and resources to meet the requirements of our tenants? Do we communicate with our tenants to identify their requirements and wishes? Do we have counteracting processes that prevent us, in our work, from meeting the needs of our tenants?

To cope with increased costs and stricter maintenance and environmental requirements, the efficiency of a property company’s processes must be reviewed. Do we have the right balance between emergency and planned maintenance? Do we have efficient processes for ongoing management and fault reporting?

Even in the best property companies, there is always potential for improvement and now is an excellent time to start thinking about these questions.  The best way of doing this is by questioning your established working methods and routines. At Ekan we have extensive experience of successfully introducing new working methods with new technology in areas including mobility, customer portals, property systems, etc.
